FDV and tasks: building overview, files, components and work orders

Everything about a building in one place — profile, structure, systems, files and operational information — and how tasks and annotations attach to it.

FDV is where the building itself is documented, as opposed to the data it produces. The point of it is to stop the searching: what the building consists of, who supplied it, when it was installed, and what has been done to it.

FDV building overview

A compact snapshot of one building, gathering:

  • Building profile — floor area, year built and certifications.
  • Building structure — sub-buildings/zones, floors and rooms.
  • Systems — technical systems organised by system code, each with system number, sub-building, supplier, year, delivery date and whether it is end of life.
  • Operational information — descriptions and notes about how things actually run.
  • FDV files — documentation shown next to the equipment it belongs to.

Each system section also shows its related files and any open tasks, plus cloud automations coming from the technical schema. That co-location is the whole idea: a technician heading out to service an air handling unit opens the system and immediately sees supplier, year built, capacity, whether the service life has expired, and the service reports — rather than assembling that from four places.

Components

The component list covers every component in the building. Search by component, filter by brand, or sort by selecting a column header. Put * around your search text to find exact matches.

Files

Files can be browsed and previewed in place. Deleted files go to a trash view rather than disappearing immediately. File access can be restricted per building, so an empty file list may mean you lack access rather than that no files exist.

Tasks and work orders

Tasks are the work itself. Review all tasks, filter completed ones, search, or sort by selecting a column header. Tasks can be created from templates for recurring work, and managed at organisation level across the portfolio as well as per building.

Technicians can work from tasks.properate.com, a mobile-friendly page for seeing assigned tasks, updating status and creating tasks for colleagues while out in the field.

Annotations and notes

Annotations capture events, deviations and observations where they arise — on the whole building, a floor, a single room, or attached to a technical system or sensor. Each gets a date, a level (info, warning or error) and a link to the right equipment. Select a room in the floor plan and Properate suggests the relevant sensors automatically.

Notes also exist at organisation level, for information that spans several buildings. Both are searchable and filterable, which is what keeps knowledge available after someone changes role or leaves.

Budget tasks

Budget processes run inside the FDV module, with a consolidated overview of requested, approved and allocated funds — so the financial follow-up of a measure sits with the measure itself.
